My name is Manh, or Mike in English. I’m a IT expert and also an entrepreneur in Hanoi. I like photography, travelling, and cooking.

When I started business in Vietnamese language teaching and translation in 2002, I had the opportunity to meet interesting people from all around the world who came to explore and enjoy my beautiful country Vietnam. The idea of “Home Stay”, which was brand new in Vietnam then, crossed my mind when Tom, an Australian customer of mine, stayed at my home to learn Vietnamese and Vietnamese culture. He had a good time getting to know Vietnamese food (my mother was a great cook) and Vietnamese lifestyle and people when staying with warm and friendly members of my family. And, understandably, his Vietnamese was a great deal better after his stay.

As for foreigners who visit Vietnam for the first time, I know how to help them find Vietnam a home, not a strange country. Anthony, a guy from Britain who came to Vietnam to teach English to small children, contacted me for homestay before he came. I picked him up from the airport, then asked a private tutor to teach him Vietnamese. I also helped him hire a motorbike and taught him how to ride in Hanoi streets as a real Hanoians.

Most of the 793 hectares of highly valuable land, commonly known as "golden land" here remains idle due to a shortage of investors with sufficient financial capacity, Vietnam News Agency (VNA) reported.

Interest in the land, located in districts 1, 9 and Binh Thanh, continues to be intense, city officials have said.

The proposed VinaCapital Vietnam Land II fund will focus on residential developments, shopping malls and business hotels, David Blackhall, deputy managing director of VinaCapital's real estate arm, told Reuters in an interview.

"Vietnam is already showing signs that it has stabilised," he said, adding the residential sector offered the greatest potential because prices had fallen sharply since the end of 2007 and the country's growing middle class could afford to buy homes.

It is very dificult to figure out the bottom of the real estate market
Tran Viet Dung, the Director of the HCM City Branch of Togi Real Estate Corporation, thinks that the real estate market will have to decrease even further to reach the bottom.

Dung, who is an expert in real estate assessment, said that with the current sale prices, real estate investors can still earn a high profit. Dung affirmed that real estate prices have far exceeded the price levels at the time when investors began selling their products.

Therefore, he believes that though real estate prices have decreased by 40-60%, it would need to drop by a half of the current price to reach the bottom.

Le Van Nam, an investor in the Tan Binh district of Ho Chi Minh City, thinks that the real estate bottom is the price level before the price fever at the end of 2007 and early 2008. However, Tran Viet Dung, another investor, did not agree with this opinion, saying that similar fever attacks were also seen in previous years, such as 2005-2007.

HANOI, Oct 24 Asia Pulse - The real estate market for retail services in Vietnam remains appealing to both local and foreign investors even though the global economy is experiencing fluctuations, said a representative from the property consulting and management firm CB Richard Ellis Vietnam.

CBRE Vietnam's Associate Director for Market Research Renato Shordon made the remarks at a press briefing in Hanoi on October 23 to announce the Hanoi Property Market Update.

Trade centres and retail spaces across Vietnam have indicated signs of recovery much quicker than was expected even though consumers have cut their spending due to high inflation rates, Shordon stressed.

He cited market research company Nielsen's global consumer confidence survey, saying that Vietnamese, who ranked ninth in the list, is among the most optimistic consumer group.

HANOI, Sept 25 Asia Pulse - Vietnam is one of the most attractive markets for real estate developers in Asia, foreign and local investors have said.

The investors represent 70 local and foreign real estate groups, who are tracking developments and opportunities in Vietnam's market at a two-day seminar in Ho Chi Minh City, which kicked off on September 23.

They were of the view that the property market in Vietnam offers lucrative opportunities despite volatile prices, which explain why half of $47 billion in FDI pumped in the country in the past eight months went into property development projects.

The bustling economic hub of Ho Chi Minh City saw 90 per cent of its $7.9 billion in FDI in the reviewed period injected in real estate.

Ha Noi — Foreign real estate brokers with valid licences granted by foreign agencies will be permitted to practise in Viet Nam, the Construction Ministry has said.

These licences must be translated into Vietnamese, notarised or certified in accordance with Vietnamese laws, and sent to local agencies in charge of managing real estate business activities, the ministry added.

The Ministry of Construction will issue specific regulations on granting real estate brokerage and appraisal certificates to foreign individuals in the near future.

The present Law on Real Estate Business does not require educational and professional qualifications from individuals applying for real estate brokerage certificates. — VNS

First, high inflation makes input expenses higher. Second, high inflation slows down the execution of real estate projects, thus reducing the supply on the market. Third, high inflation makes the capital inflow into the real estate market decrease, while the market needs huge capital sources.

More and more domestic real estate developers are now seeking foreign partners to develop their projects. The developers can get land for projects allocated, but they are not financially capable enough to develop the projects.

A draft regulation submitted to the Government by the Ministry of Construction would make it easier for Viet kieu (overseas Vietnamese) to own homes in Viet Nam.

While the Housing Law of 2005 paved the way for Vietnamese expatriates to own a house or apartment in Viet Nam, the requirements are demanding and the procedures complicated.

Only 137 Viet kieu have been able to buy property legally here since the restricted qualifications to buy a home in the country took effect two years ago, according to the Ministry of Construction.

The HCM City real estate market, which is considered very sensitive to any state policy, surprisingly remains quiet despite the news about allowing foreigners and Viet Kieu to buy houses, which has been expected to stimulate market demand.

Analysts say that the draft decree does not have much impact on the market. Viet Kieu also are not purchasing houses at this moment, they will only buy houses when the prices become ‘softer’.

Hoang Thanh, a Viet Kieu in Germany, said that though the land price is on the decrease, he still finds the policies too unclear. “I will wait for some more time until the bill is ratified and will make a decision after that,” he said.

According to the world’s leading real estate service provider in Vietnam, CB Richard Ellis (CBRE), the demand for real estate in Hanoi would remain high in 2008 and supply would not meet demand for the 2008-2009 period. Only after big projects become operational by 2010, would there be a balance between supply and demand.

At a press conference held in Hanoi recently, a representative from CBRE said the 1000th anniversary of Thang Long-Hanoi by 2010 and positive signs from Vietnam’s WTO membership have attributed to surging demand for real estate.

The country's gross domestic product forecast for the current year is second only to the supercharged economies of China and India. With such strong economic fundamentals and rising foreign direct investment, the demand for office space is far outstripping supply, so HCMC's rents have grown by a significant 40% over the last year to a rate of over US$68 per square meter per month due to a lack of prime and Grade A office supply across the city, says the report.

Reports about measures being considered by the Government to ease the property market, including a progressive tax rate, have had an immediate and sharp impact on housing prices in HCM City.

Lam Van Chuc, director of Phuc Duc Housing Ltd., thinks the progressive tax proposed by the Construction Ministry is the reason for a fall of 30 per cent in the number of clients making inquiries last week.

HCM CITY — Despite great volatility this year, the Vietnamese property market is still considered one of the most attractive in Asia, a seminar that ended in HCM City on Wednesday heard.

Delegates from more than 70 domestic and foreign property companies told the two-day seminar held jointly by the city’s Foreign Affairs Department and the Singapore-based International Quality and Productivity Center that the market in Viet Nam has many advantages, one of them being the relentless rise in foreign direct investment.

FDI worth US$45.28 billion was committed in the first seven months, almost five times the figure for the same period last year. Of this, $21.4 billion, or 48 per cent, was in the real estate sector. HCM City attracted the second-highest amount among all provinces and cities with US$7.9 billion, 90 per cent of it in the property sector.
